This request would rezone approximately 37.87 acres from Planned Development (PD) to Commercial Mixed Use-Three Stories-Conditional Use (CX-3-CU). The request would allow for the development of a mixed-use commercial center. Conditions provided with the application would prohibit dormitory, fraternity, sorority, cemetery, adult establishment, detention center, jail, and prison uses. Only residential uses shall be permitted within 500 feet of select Bay Laurel adjacent residential neighbors. A 75-foot-wide buffer yard shall be planted along that adjacent residential lots. A 50-foot-wide buffer shall be planted along Forestville Road. Total non-residential uses shall not exceed 205,000 square feet.
